Introducing “WhoNeedsTheHamptons.com”

I was thrilled to see the recent New York Post article The Next “new” Hamptons that many vacationers overlook by Troy McMullen.  It reflects my constant commentary that people are nuts to spend so much money to live or rent in the Hamptons when you have the CT Gold Coast.  You have gorgeous homes, fabulous beaches, excellent restaurants, shopping and all of the high end social scene one can desire.   All for a fraction of the price.

And, most importantly, the commute from the City is much easier.  Either grab a train or take one of 2 interstate highways and you are relaxing before you know it.  The never ending commute to the Hamptons is just too much.

If you are lucky enough to call one of the CT Gold Coast towns home, you will be privy to lower real estate taxes and excellent schools.

So, I have decided to rededicate my blog to showcase the fantastic homes and towns of the CT Gold Coast which easily rival those of the Hamptons.  In short, I hope to educate the buyers and renters out there about our little slice of heaven called the CT Gold Coast.

The Day of the Dream House is Back

According to an article in the New York Times today, Americans have renewed their interest in buying or creating their “Dream Home.”  The article quotes a survey which states that 44% of Americans plan to buy or renovate a home this year.  That is great news for the CT Gold Coast towns.  I expect an upward trend in the luxury real estate market.  Here is a link to the article:

I’m back…

I do apologize for not being the uber-blogger for the past year.  A whole lot has happened; and, I fell behind on my bloggerista duties.

I had a great 2014 and sold a lot of wonderful homes.  According to the Greenwich Board of Realtors, I was in the Top 3% of Greenwich Realtors for the Number of Homes Sold.  Yay!!  I am too excited because I know that 2015 will be even better for home sales.  So, I look forward to serving my clients’ real estate needs in 2015.

I had the honor of being promoted to the Manager of the Westport Office in September 2014.  I have a fantastic TEAM of amazing agents; and, I look forward to seeing us shine bright the Westport/Weston/Wilton (The 3 W’s) and New Canaan markets.

I will regularly keep you up on great buys and amazing homes in the CT Gold Coast Towns; namely Greenwich, Westport and New Canaan.

Are short sales the new foreclosures?  In a word — YES.  

Banks are no longer in the business of selling foreclosed homes for pennies on the dollar.  In fact, most banks spend a sizable amount of money to clean, repair and even renovate foreclosed homes prior to resale.  After the cost of the litigation to reclaim the home and the expenditures made to successfully market the home, banks are looking for the full market value.  Unlike many sellers, the banks are not inspired to overprice; and as such, the homes often receive multiple bids, close quickly and well above the asking price.

Short sales, on the other hand, are a buyer’s gold mine.  The banks are inspired to “stop the bleeding” and sell a home at a reasonable price prior to the onset of the costs of foreclosure.  

If you have the patience to wait 3-6 months to have your short sale bid approved by the bank, you can make a great purchase with built in equity.

Right now, there are 9 short sale and 1 bank owned properties on the market in Greenwich.  There are a number of homes in various stages of foreclosure so I do expect there to be more short sales coming onto the market.

I do a great deal of short sale work and the best advice I can give is HAVE PATIENCE.  Again, you have to have patience.  But, when the short sale concludes it often a blessing for both the seller and the buyer.  Granted, the realtors and attorneys are close to nervous breakdowns by the end (LOL !!!) — but they are always happy that the deal has closed and has allowed all parties to move into a better phase of life.
